Common Swing Gate Problems

Swing gates hang off hinges and a post. That’s a lot of weight on a few bolts. Over time something gives.

Sagging gates

A sagging gate drags on the drive, won’t latch and makes the opener work harder every cycle. The cause is usually a worn hinge, a loose bolt or a post that moved. Catch it early and it’s often a hinge job.

Worn or broken hinges

Hinges rust, wear out and crack at the weld. We replace them with the right size for the gate’s weight and set them so the gate swings level.

Leaning or loose posts

Houston clay moves. Wet season, dry season, the post shifts. Once the hinge post leans, the whole gate follows. We reset posts plumb in new concrete, or replace the post if it’s bent or rusted out.

Bent frames and welds

A car tap or a gate that’s been dragging for months can bend the frame or pop a weld. We weld and straighten iron and steel frames on site when we can.

Gate Motor Repair and Swing Gate Operators

If the gate itself swings free by hand, the problem is the operator. That’s where gate motor repair comes in.

A gate that hums but won’t move, stops halfway or opens and backs up is usually a weak battery, a control board, a safety device or a limit setting. A dead remote or keypad is often the receiver. We test each part and fix what failed.

We repair first. If the motor is truly done, we’ll show you why before we replace it.

We service every LiftMaster swing gate operator we see out here, including the LA400, LA500, CSW24UL and RSW12UL, plus most other brands. For model help, see our LiftMaster gate opener repair in Houston page.

UL 325 Gate Safety

UL 325 is the safety standard for automatic gate operators. A swing gate is heavy and it can trap or hit a person, a kid or a car.

Newer operators need monitored safety devices, like photo eyes or edge sensors, before they will run normally. If yours were taken off or bypassed, we put them back and make sure they work.

A few basics: keep kids away from the gate, don’t walk through while it’s moving, and keep the swing path clear. If the gate doesn’t stop or reverse when it should, stop using it and call us.

Swing Gate Repair FAQ

Here are the questions Houston homeowners ask us most.

Most of the time it is a worn hinge, a loose hinge bolt or a post that has started to lean. Heavy wood gates on steel frames sag faster. We check the hinges and the post first, then square the gate back up so it clears the drive.

Usually, yes. We dig out the post, reset it plumb and pour new concrete. If the post is bent or rusted through at the base, we replace the post and rehang the same gate.

On an automatic swing gate it is often a photo eye that is blocked or out of line, a limit setting that drifted or an obstruction the operator is sensing. We test the safety devices first, then the operator.

Yes. We are an authorized LiftMaster dealer and work on LiftMaster swing gate operators like the LA400, LA500, CSW24UL and RSW12UL. We work on most other brands too.

We repair first. A lot of motor problems turn out to be a bad battery, a control board, a stripped arm bracket or a gate that is binding. If the motor itself is done, we will show you why before we replace it.

UL 325 is the safety standard for automatic gate operators. Newer operators need monitored safety devices like photo eyes or edge sensors before they will run normally. If your gate is automatic, those devices should be installed and working.

Simple hinge and operator repairs are often done the same visit. If we need a part, a post reset, or welding, we’ll tell you the time frame up front.

Yes. We work all over the Houston area and up north too. If you are in Montgomery County, see our gate repair in Conroe page.
